NOTICE REGARDING COVID-19
Fannin County is on lockdown effective immediately through April 13, 2020. This date may be extended. Non-residents are not permitted to exit their vehicles in the county. All current cabin reservations will need to be rescheduled to a later date and new reservations can only be scheduled on dates after April 13th with knowledge that all reservations are subject to change if the lockdown is extended.
Reservations and Cancellation information for Above The Rest Cabins, Pet Friendly Cabin Rentals and Georgia Hot Tub Cabins
Sundays: Reservations by On-Line Booking Only
Open Year Round however, our office is closed for CHECK INS on Thanksgiving Day and December 24th & 25th.
Reservations are easily made via telephone or using our secure server at abovetherestcabins.com. We are happy to speak with our clients!
Reservation Desk: Open 9:00a.m. - 7:30p.m., Monday - Saturday, Closed Sunday. If we are on the phone at the time of your call, please leave a message and we will return your call as quickly as possible.
Security Deposit: ALL reservations require a $350.00 security deposit at check in, payable on credit card or via cash. The security deposit will be refunded to the credit card on which it was charged, or a check mailed to the address on record, within fourteen (14) days of departure. There are no exceptions to this policy.
Deposit: A non-refundable pre-payment of approximately 35% of the rent is required at the time of reservation. The balance is due when you arrive. For reservations where arrival is within 7 days of booking date, full pre-payment is required and is non-refundable. For prime season trips, or long stays at an expensive cabin, we recommend trip insurance (www.insuremytrip.com – endorsed by Atlanta’s financial guru Clark Howard) that provides cancellation coverage you are comfortable with.
All cancellations must be made using the "cancel online" secure server on our website. Email cancellation is not acceptable.
Cancellation – Reservations made within 7 days of the date of arrival must be paid in full and are non-refundable. cancellation of an existing reservation within 14 days of the date of arrival is non-refundable. Cancellations must be made through the online cancellation link on our website.

- A deposit is required to hold accommodations. Deposits are non refundable.

- Please see our policies regarding minimum rental age, etc. Intentional misrepresentation/deception will result in refusal during check in, and the deposit will be forfeited.
Cabin Rates: Cabin rates start at: $125/night off-season. Weekly rates start at $750.00.
- $10-25 per night each additional home occupant.
- Pet fees cover additional housekeeping, wear and tear on the home, and enzymatic ‘accident’ cleaner, found under the sink in pet-friendly homes. The fee depends on size, number, breed and length of stay and starts at $5/night.
- All rates are subject to 12% tax and a cleaning fee ranging from $65-$300 depending on occupancy and size of the cabin.
- Rates are higher during peak periods, holidays.
- 5% discount for repeat guests & military. Join us on Facebook and Instagram for occasional special offers! All weekly bookings are rent six, get the seventh night free.
- Nightly minimums: Two nights for non-holiday, three nights for holiday weekends, Four nights for peak summer & autumn leaf seasons, and five nights for Thanksgiving & Christmas/New Year.
Children, Pets, Smoking & Special Accommodations:
- Most cabins will take a pet with advance notice and with additional pet fee. Please ask.
- All cabins are non-smoking. Smoking is permitted on decks only, with the windows and doors closed.
